Facility Management
The activities in which we are involved have as main purpose maintaining the buildings systems at high functional level , which will assure a proper environment for the specific activities of our customers, and are structured on three levels:

Preventive maintenance that covers all routine activities and other efforts aimed to prevent damages and keep the equipments safe. The purpose of this activity is to identify the possible problems and to solve them before damage may occur.

Our maintenance team will verify daily all the equipments, registering the values of all functioning parameters (pressure, temperature, etc) and observing any malfunctioning. The review of all systems will be part of a report on which basis the problems will be solved, establishing a way to solving them, fixing the priorities within schedule, the supply of spare parts, materials and equipments. A plan of yearly revisions will be established and also the necessary budgets. It includes all the regular inspections, check ? up and preventive technical operations aimed at the prolongation of the life of the facility and at a reduction of stand-by periods due to failure.

Predictive maintenanceisperformed only the clients request it, following different events that occur in the rented space maintained by our company. Our response will be as promptly as possible.

Maintenance in case of emergency will be performed in the shortest time possible after our team has been notified.

Electrical system maintenance

This system?s maintenance requires verifying the components, the electrical installation of low and high tension, the main board of distribution, the interior illuminating system, low power, plugs. Our specialized electricians verify the systems under well establish plan, and also write periodic reports regarding the dates recorded and the functioning of systems.

  • Maintenance for the heating system

The activity of maintenance for the heating system is realised according to technical procedures and the valid standards.

In order to ensure a proper functioning of the heating system, our specialists verify and register daily the parameters of the functioning equipments, being promptly also in the emergency cases. The general revision is necessary once a year.

Depending on the existing technical solution (centralized or split system), certain plans of revision and reparations, and current maintenance will be drawn up together with records.

Our maintenance personnel always provides the specific maintenance for terraces, balconies, stair case, walls and ceiling in common spaces. A quarterly plan for providing all these operations will be established.

Because in any case of damaging, the activity of the tenants is seriously disturbed, the intervention of the specialized teams in the shortest time is appreciated and we take action promptly to any request.
